Integral and monumental
Meyster’s Buiten is the result of the integral transformation of the monumental Cereol factory and its surroundings. A new and vibrant district in Oog in Al, which offers a combination of living and recreation and where reused and newly-built are harmoniously mixed. The former Cereol factory is the social heart of the area and accommodates a restaurant, community centre, library, gym and an elementary school. Bringing the districts Oog in Al and Lombok together and attracting a wide audience.
We gave the district a new identity while retaining the old elements. The existing thirties district was completed with XL newly-built residences that match the old style. The newly-built circular residential tower with zinc façade is a reference to the old silo. Lastly, the district contains unique newly-built houses with saw-tooth roofs referring to the former roofs of the factory. We continuously built on the qualities and features of the location, creating something new that just seems to belong here.
Jointly aiming for quality
To achieve a high-quality result, Meyster’s Buiten has been developed jointly with a number of partners. Blauwhoed, Heijmans, VORM (later on) and the municipality created one integral district master plan. Furthermore, a quality team, consisting of the municipality, Monumentenzorg and the developers, was established to assess the plans on behalf of the building inspectorate. Allowing us to bring the quality appropriate for this location. Together with BOEi we redeveloped and restored the former Cereol factory.
The development process was based on co-creation. Blauwhoed had extensive conversations with the neighbouring residents and potential buyers, leading to an adjustment of the original plan. Ultimately resulting in happy residents. Furthermore, Blauwhoed forged connections with a number of parties for redevelopment of the Cereol factory. We worked together with the existing community centre Het Wilde Westen and district mother Dorothee Lucassen among others. Allowing the former Cereol factory to develop into what it is now: the social heart of Oog in Al and adjacent districts.
Sustainability & Area
Meyster's Buiten was in the running for the Sustainability award 2013 of the Utrecht2040 network. The jury commented: “The restored and newly-built structures on the old Cereol site are of great stature. Meyster’s Buiten is coming together beautifully and we expect the final result to be impressive.”
Meyster’s Buiten was also nominated for the NEPROM award for site development 2015 and the NRP Golden Phoenix award in the category Area Transformation.
